Ever buy a real estate investment?
What did you use to analyze it…
I’ve used ultra-complicated custom built files to analyze these things for years.
Know what -
It did 3 things:
1) Overcomplicated the analysis so much I never looked at more than once,
2) Impossible to find errors,
and, 3) The results were no different from the back of the napkin I used when I first found out about a deal.
So I retreated back to my back of the napkin approach.
(this deal sucks btw)
It’s ridiculously simple, I look at it daily during a deal, and easy as heck to find errors.
And make changes as due diligence progresses.
Whatever your business is -
Try not to make the analysis worse than the deal itself.
👉🏼👉🏼 💸 Do you work hard as hell to simply pay the bills? And have little to show for it except being able to pay rent/mortgage, buy overpriced gas and food, with nothing left? Not even the ability to sit down for a movie and some popcorn without going into debt.
